Deposit/Payment Procedure A non-refundable deposit of £100 is payable upon booking. Bookings will be held for 5 working days pending receipt of the deposit. If the deposit is not received within 5 working days of the booking being placed, the booking will lapse. The balance of the rental must be paid at least four weeks prior to the start of your holiday. Bookings made within four weeks of arrival require full payment at the time of booking. Payment of the deposit (or full payment) is deemed to be acceptance of our Terms and Conditions. We reserve the right to refuse any booking application.
Failure to Pay Balance Due If the Hirer fails to pay the balance of rental on, or before the due date, we reserve the right to cancel the booking. We will not refund any deposit paid if we cancel the booking in these circumstances.
Cancellation by the Hirer Cancellation by the Hirer must be notified to the Owners in writing.
Cancellation Before Balance is Paid If the Hirer cancels the hire before the balance of hire charges has been paid, we will not refund any deposit paid under any circumstances.
Cancellation After Balance is Paid If the Hirer cancels the hire within four weeks of arrival, we will not refund any monies paid, unless the property is re-let. In this case we will refund the amount received for the re-let, less the original deposit.
Condition & Inventory The property will be inspected and cleaned by the Owners before your arrival and it would be appreciated if you leave it as you find it. All damages and breakages must be reported and paid for before departure. A full inventory is available on request, and this inventory is checked at the end of each rental period.
Owner’s Rights & Responsibilities We reserve the right to enter the accommodation for the purposes of urgent repairs or maintenance at any time. We cannot take responsibility for any matter outside our control, i.e. damage, injury, delays, or loss, in connection with your holiday arising directly or indirectly from mechanical or electrical breakdown, inclement weather, flood, fire, temporary invasion of pests or any other Act of God, war, farming or building activities, acts of local or central Government, or for nuisance caused on neighbouring properties.
Cancellation by Owners If we are unable to make the property available due to unforeseen circumstances beyond our control, for example (but not limited to): death, illness, theft, fire, flood, squatters or other damage to the property, we will make every effort to find you alternative accommodation but if this is not possible any refund will be made immediately without any further claims being made by you or your representatives, against us.
Occupancy The properties are equipped for a maximum occupancy of: Ludford View – 2 people, The Studio – 2 people. Under no circumstances can additional people be accommodated.
Children The properties are not designed or equipped to cater for small children. In the interest of safety, children under 12 years old cannot be accommodated at Ludford View or The Studio.
Pets / Smoking / Use of Candles We do not accommodate pets under any circumstances. The properties are strictly non-smoking and this includes e-cigarettes. In the interests of fire safety, the use of candles inside the properties is strictly forbidden
Arrival & Departure Each property will be available from 3 p.m. on the day of arrival and must be vacated by 10 a.m. on the day of departure.
Insurance Whilst not a condition of booking, we would strongly recommend that you take out holiday/cancellation insurance.
